Renovation Cost Malaysia - Renovation Malaysia Hq

Quite a lot of people want to know the renovation cost in Malaysia. It is quite hard to give an accurate figure because of the many variables involved. For instance, the quality of material, the design of your home and also your location in Malaysia plays a big part in the total cost. Using cheaper materials or having less hacking will result in lower cost. On the other hand, you may want to spend more for better surface finish like tiles or prefer a larger contractor with an established track record to give you the peace of mind that your renovation will complete in time. Someone who has the funds might want the best material, therefore the cost they incur per sq foot will be quite different compared to what you are prepared to foot for your renovation. If renovation involves significant hacking and rebuilding, the cost will be higher as well. For example, relocation a bathroom or kitchen involves a lot more work including putting in new water and sewage pipes. Even though it is still the same floor area as compared to a similar renovation job, obviously the cost will be different. One idea you may want to try is to talk to your neighbors around you area. This is a good time to be neighborly. Smile, introduce yourself and let them know which house you stay in Be upfront and tell them you are looking for a contractor. Honestly, if you are friendly with them, they may even let you take a look inside their homes. This will be quite easy if it is a new condo or new development as most people are new and want to make friends with the new neighbors. Take a look at the work and the material used and you can roughly estimate the cost involved. If you are happy with the work and cost involved, you may even want to engage the same contractor. Besides the cost of material, needless to say your location also have a bearing on the cost of renovation. Suffice to say, if your home is located in a smaller town, it is very likely your renovation cost will also be lower due to lower labor cost and travelling expenses for the contractors workers. Having said all that, here are some figures to help you with an estimate. A figure you can use if you are building an extension for your home is approximately RM110 to RM130 per sq foot. This would include the floor, basic floor tiles, ceiling and walls. So if you are doing an extension to your kitchen for the lower floor alone and the dimension for the extension is 5ft x 20ft, then the basic cost will be in the region of RM 11,000 to RM 13,000. This does not include the price of any counter top, kitchen cabinets or grill. Multiple the figure by 2 if you are doing the upper level as well. Expect to pay more for your choice of better quality tiles and fixtures. To estimate the cost for an extension in the front say for your car porch, you can use a figure of around RM 30 per sq foot of car porch. The figure is lower since there wont be any walls and you can assume the floor will not be tiled. The cost to install electrical fixtures are RM5 to RM10 to install lighting and RM 20 for fans. This does not include the cost to install wiring or wiring points. I hope that these tips here will help you estimate your renovation cost. The figures that are posted here are just a guide. A good quality contractor working with an interior designer will definitely cost more. The higher cost would generally mean that the workmanship is better. They may engage more skilled workers with proven quality to ensure that your renovation is up to par. With better workers, there will be less chance of wasting material or re-doing mistakes. Take note of this point if you are supplying the material. More wastage from errors means you having to foot the cost. Furthermore, good contractors can renovate your home to showroom quality if you want to. Even if you do not expect top quality work, at the very least, floors should be flat and water must not collect away from drain holes, tiles should be equally spaced and doors, open and shut properly.

Whatever the case, remember to get several quotes before committing the contractors to start work. With different quotes, you will have a feel to how much the renovation will cost. Write down any instructions they agree to so that there will be less disputes at the end. Most contractors will be doing work on several sites at the same time. Sometimes, they dont remember what they promise. Therefore have everything in writing even if it is scribbled in a small notebook. If possible, have the contractor acknowledge what is written. If it is possible, try to establish a rate for any extra work that was not included at the beginning when negotiating with your contractor. At every stage, communicated with the contractor so that he wont misunderstand what you require. Not all contractor are out to cheat you. What you want is to have good relationship with them so that you are satisfied with the end result for the money you pay. You also want to ensure the contractor is happy doing work for you. Contractors are people too and want to make a reasonable profit for the work they do. You can ask an architect for an estimate with renovation cost once you have a rough idea what you to renovate.
